How to Specify Upholstery Fabrics for Different Hotel Spaces

Upholstery fabric is often chosen for its color, texture and relationship with the interior design. In a hotel, however, it is also a working material. Guestroom chairs, lobby sofas and restaurant banquettes face different levels of use, cleaning and exposure to light. Selecting one fabric simply because it looks attractive on a sample can lead to premature wear or difficult maintenance.

A decorative armchair in a suite may have different performance needs from a sofa in a busy lobby or a fixed seat beside a restaurant table. Before comparing colors, define how frequently the furniture will be used, how it will be cleaned, whether food or drinks are likely to spill, and how much daylight reaches the area. These details help the project team set realistic requirements rather than asking every fabric to perform the same job.

Abrasion testing is a useful part of specification. The Martindale method in the ISO 12947 series and the Wyzenbeek method in ASTM D4157 are two examples used for textile wear assessment. Results from different methods should not be treated as directly interchangeable. The project specification should name the test method and the acceptance level required for the intended application. A high abrasion result alone does not guarantee that a fabric will resist pilling, fading, seam movement or stains.

For hotel seating, also review pilling resistance, colorfastness to rubbing and light, seam strength or slippage, and the supplier’s cleaning instructions. Pale fabrics may show stains more readily; dark or highly saturated colors can transfer dye under some conditions. Coated fabrics such as PU or PVC should be assessed for the risks associated with their construction and environment, including cracking, peeling or hydrolysis where relevant. Ask for test information that matches the actual fabric and finish being proposed.

Fire-performance requirements vary by destination market, building use and the type of furniture. Confirm the applicable standard with the project consultant or local authority before approving the fabric. Where a test applies to an upholstered assembly, the report should correspond to the combination being supplied, which may include the cover, backing, foam, barrier and construction method. A report for a similar-looking fabric is not automatically evidence for the finished product.

Before mass production, confirm the fabric code, color, backing, finish and approved sample in writing. For large orders, ask how color variation between production lots will be managed and keep a reference sample for inspection. It is also sensible to test the proposed cleaning method on an inconspicuous area or a spare swatch, following the supplier’s instructions.

The most suitable hotel upholstery is not necessarily the most expensive or the toughest fabric available. It is the one whose appearance, comfort, verified performance and maintenance needs fit the actual space. A clear specification helps designers, purchasing teams and furniture manufacturers work toward the same result.
